Book a free property valuation in Birmingham

A valuation is usually the first call a seller makes, long before they choose which agent to instruct. Most Birmingham sales agents will send someone round, or offer a video valuation, at no cost, and give you a written estimate based on recent sales on your street, in areas like Moseley, Harborne, Kings Heath or Sutton Coldfield, plus current buyer demand.

Getting two or three valuations rather than one is normal practice. Agents can vary in their estimate by tens of thousands of pounds depending on how they read the local market, so it pays to ask each one to back the figure with comparable sold prices rather than an inflated asking-price guess designed to win your instruction.

  • Ask whether the valuation is in-person or a desktop and video estimate
  • Request comparable sold prices, not just other agents' current asking prices
  • Check if the valuer is a local branch manager or a call-centre valuer
  • Get the figure in writing before you sign a sole agency agreement

What it costs

Valuations for sellers are free and carry no obligation to list with that agent. The cost that actually matters is the commission rate agreed once you instruct someone, which agents will often discuss at the same visit, so ask for both the valuation and the fee quote together.

FAQ

Is a Birmingham estate agent valuation really free?
Yes, valuations for sellers are a standard free service agents offer to win your business. There is no obligation to list with whoever values your home.
How many agents should I get to value my house?
Most sellers get two or three valuations so they can compare figures and see which agent understands the local street or postcode best.
Do online instant valuation tools replace an in-person visit?
Online tools give a rough estimate only. An agent who has actually walked round your home will give a far more accurate figure, especially for extended or renovated properties.
