What this directory is
Birmingham Estate Agent Guide is an independent directory covering 114 estate agent businesses across Birmingham. It exists for people trying to work out which local agent is worth calling, whether that’s for a sale, a letting, or a valuation, without having to trawl through a dozen websites and review pages themselves.
We are also, plainly, a place where you can ask to be connected with a provider. If you use our request-a-match option, we pass your enquiry to providers relevant to your request and may receive a referral fee for doing so. That arrangement is disclosed on the quote page, and it has no bearing on how any agent is scored or ranked here. We think both things, honest comparison and a working connection service, can sit on the same site without one corrupting the other, and we’ve built the process to keep them separate.
Where the listing data comes from
Each profile is built from public business information (things like registered address, services offered, and years operating) combined with a synthesis of recent Google reviews. We don’t copy or republish review text. Instead we read the pattern of recent feedback and summarise what it tends to say, then link out to the agent’s own Google listing so you can read the original reviews yourself if you want the full picture.
How rankings are earned
Every ranking on this site comes out of a published scoring method, not a sales conversation. The full breakdown of what we measure and how it’s weighted is on our methodology page. No business can pay to move up the list. A listed agent is welcome to contact us to correct a factual detail, an old phone number, a wrong address, a service they no longer offer, but they cannot edit their own score, the sentiment summary drawn from reviews, or where they sit in the ranking. That line matters to us and we hold it firmly.
Sponsorship, when it appears
Some pages may carry a sponsored placement. It’s always labelled “Sponsored,” shown in its own clearly separate space, and it never touches the earned ranking above it. If an agent isn’t paying for a placement, that has no effect on their position either. The two systems, paid visibility and earned rank, run on completely different tracks.
Who’s behind it
This directory is published by Midlands Estate Agents Guide, which runs equivalent local guides across the region. The person behind it has spent time on multiple sides of the estate agency business, which shapes how the scoring criteria were built in the first place. Every Birmingham listing draws on published reviews and public business records, and rankings are earned through service quality rather than any payment. We recheck and refresh the data monthly so what you’re reading hasn’t gone stale.

- No. Rankings come from the published methodology and the underlying data only. Sponsored placements are labelled separately and never change earned rank.

- Can a listed business change its own score?
